Plumber in Malvern, right next door

Malvern's period homes keep us busy. Edwardian and Victorian houses off Glenferrie and Wattletree Roads still run on original clay sewers, box gutters and decades-old pipework, and the big street trees find every crack. We're based next door in Glen Iris, so we know these homes well, along with the offices, shops and apartment blocks along Glenferrie Road and High Street. Most of our Malvern work is roof and box gutter leaks, split and burst pipes, hot water upgrades, blocked drains, and toilet and tap repairs, with a photo report on every job.

Split 25 mm hot water pipe found in a Malvern ceiling
Leak detection
7 July 2026

Kitchen ceiling leak traced to a split hot water pipe

We opened an access panel in the laundry and found a split 25 mm hot water line above the kitchen. We isolated it, replaced the damaged section the next day, and later fitted a pressure limiting valve at the meter to protect the pipework.

Hot water
4 June 2026

Gas storage swapped for continuous flow

We removed a 170 L internal gas storage unit and installed a Rinnai Infinity 26 on the outside wall, with a new gas line from the meter. Set to 50 °C and tested at every tap.

New quad gutter and lead apron over a tiled entry roof in Malvern
Gutters
3 August 2026

New quad gutter and lead apron over the entry

We replaced the front quad gutter and made up a new lead apron where the tiled entry roof meets the brickwork, so water runs into the gutter instead of down the wall.

Resealed box gutter flashings on a Malvern office roof
Roof leak
9 July 2026

Office roof flashings resealed

An inspection of an office building found unsealed joins across the box gutter, aprons and cappings. We cleaned back and resealed the flashings, sumps and outlets, with photos of each area for the owner.

What we fix in Malvern

Box gutter and flashing leaks

Period roofs hide box gutters, aprons and cappings with joins that crack and lift. A ceiling stain is rarely where the leak starts, so we trace it back to the entry point and reseal it properly.

Ageing hot water systems

Many Malvern homes still have an internal gas storage unit. We repair what's worth repairing and quote clearly when a continuous-flow upgrade makes more sense.

Split and burst pipes in ceilings

Old pipework and high mains pressure can split a hot or cold line inside a ceiling. We open up the smallest area we can, replace the damaged section and fit a pressure limiting valve where pressure is too high.

Tree roots in old clay sewers

Original earthenware drains crack with age and roots move in. We clear them with a high-pressure jetter and show you the cause on camera.

Malvern plumbing questions answered

Why is my Malvern roof leaking in heavy rain?

In period homes it's usually a box gutter, valley or flashing rather than the tiles or sheets. Joins crack and lift over time, and leaves block rainheads so water backs up. We find where the water gets in, reseal or replace what has failed and send photos of each area.

Do you work on commercial buildings in Malvern?

Yes. We look after offices, shops and cafes along Glenferrie Road and High Street: blocked toilets, leaking basins and mixer cartridges, roof and box gutter maintenance and sewer smell investigations, with a report for the building manager after each visit.

Is it worth replacing an old gas storage hot water unit?

If your storage unit is inside and near the end of its life, a continuous-flow unit on an outside wall frees up space and you won't run out of hot water. We recently replaced a 170 L internal unit in Malvern with a Rinnai Infinity 26, including a new gas line from the meter.
